Happy Veterans Day to all of the Veterans who fought and sacrificed for all of us. We cannot thank you enough!
Early Voting is Happening Now in Texas. Everyone please get out and vote! https://www.votetexas.gov/voting/where.html
Early Voting Locations
Voting during the early voting period couldn’t be easier and more convenient! Registered and eligible voters may vote at ANY early voting location located in their county of residence. Whether you are at home, work, or out running errands, you will be able to find a polling place near you. Early voting locations will be populated in our search site "My Voter Portal" two days prior to the first day of early voting. Here, you can enter your Name, County, Date of Birth, and ZIP code to look up your registration information and find your nearest polling location. You may want to contact the Early Voting Clerk for State and County Elections in your county for early voting locations. Also, many newspapers publish early voting polling locations.
Note: Polling place hours vary at each early voting location.
Election Day Voting Locations
On Election Day, if your county participates in the Countywide Polling Place Program (CWPP) – commonly referred to as ‘Vote Centers’ – you can vote at any location in your county of residence. If your county does not participate in the CWPP, you can only vote at the voting precinct assigned to you. Your residence is located in a specific “precinct” or area within the county where you will vote on Election Day. In some cases, precincts may be combined to accommodate joint local elections. *You can find your voting precinct location by using our search site “My Voter Portal,” which will be populated with voting sites two days prior to Election Day. Many newspapers publish Election Day polling locations as well. Election Day voting hours are 7:00 a.m. to 7:00 p.m. at all polling places statewide. For questions regarding polling places, always consult your County Elections Office.
*Your voting precinct number (Pct. No.) is located next to your year of birth on your voter registration certificate.
Please see our FAQ page for more information.
What to Expect at the Polling Place
When you arrive at the polling place, you will be asked to present one of the seven (7) acceptable forms of photo identification, unless you are a voter with a permanent exemption on your voter registration certificate. If you do not possess a form of acceptable photo identification and you cannot reasonably obtain one, show a supporting form of identification to the election official and execute a Reasonable Impediment Declaration. The election official will ask if you have moved and then ask you to sign the list of people who have voted in the precinct. Depending on the type of election – local, statewide, national, or combination – you will be handed:
A paper ballot on which you will select your choices and which will be counted by hand;
A paper ballot on which you will select your choices by darkening an oval, completing an arrow, or “marking” with the aid of a voting machine; or
A slip of paper with a numerical access code or, in some counties, a ballot activator card. In the next available voting booth, enter your code or card and let the on-screen instructions guide you through the process of electronic voting.

June 2024 Housing Report
Inventory continued its upward trend in Fort Worth as home prices increased slightly. The median home price in June was $344,700 in Fort Worth, an increase of 1.8 percent year over year. The increase in Tarrant County was 0.5 percent year over year to $359,945.
Fort Worth had 3.5 months and Tarrant County had 3.2 months of inventory in June, both higher numbers than have been seen in a decade. The steady increases are starting to tilt the market in favor of the buyer, who now finds themself with more options to choose from.
While inventory has rebounded, home prices have not returned to pre-pandemic levels. With the addition of higher mortgage rates, affordability is still an issue for many homebuyers.
“The mortgage rates continue to sit just below 7 percent, but if they come down lower, more buyers will likely enter the market,” said Blake Barry, 2024 President of the Greater Fort Worth Association of REALTORS® (GFWAR). “The key for buyers is to be ready when the right home comes along. Have your finances in order and rely on the expertise of a REALTOR® to assist you in getting the best price in the negotiation process.”
Closed sales were down in Tarrant, Johnson, and Parker Counties, while active listings were up. Days on the market in Fort Worth fell from 44 days in May to 41 days in June. Nationally, pending home sales in May slipped 2.1 percent, according to the National Association of REALTORS® (NAR).
“Eventually, more inventory will help boost home sales and tame home price gains in the upcoming months,” says NAR’s Chief Economist Lawrence Yun. “Increased housing supply spells good news for consumers who want to see more properties before making purchasing decisions.”

We all at Day Real Estate Group DFW hope everyone has a safe and Happy 4th of July!
Thinking of foregoing a real estate agent.....read below first.
1. Act as an expert guide. Buying a home typically requires a variety of forms, reports, disclosures, and other legal and financial documents. A knowledgeable real estate agent will know what's required in your market, helping you avoid delays and costly mistakes. Also, there’s a lot of jargon involved in a real estate transaction; you want to work with a professional who can speak the language.
2. Offer objective information and opinions. A great real estate agent will guide you through the home search with an unbiased eye, helping you meet your buying objectives while staying within your budget. Agents are also a great source when you have questions about local amenities, utilities, zoning rules, contractors, and more.
3. Give you expanded search power. You want access to the full range of opportunities. Using a cooperative system called the multiple listing service, your agent can help you evaluate all active listings that meet your criteria, alert you to listings soon to come on the market, and provide data on recent sales. Your agent can also save you time by helping you winnow away properties that are still appearing on public sites but are no longer on the market.
4. Stand in your corner during negotiations. There are many factors up for discussion in any real estate transaction—from price to repairs to possession date. A real estate professional who’s representing you will look at the transaction from your perspective, helping you negotiate a purchase agreement that meets your needs and allows you to do due diligence before you’re bound to the purchase.
5. Ensure an up-to-date experience. Most people buy only a few homes in a lifetime, usually with quite a few years between purchases. Even if you’ve bought a home before, laws and regulations change. Real estate practitioners may handle hundreds or thousands of transactions over the course of their career.
6. Be your rock during emotional moments. A home is so much more than four walls and a roof. And for most buyers, a home is the biggest purchase they’ll ever make. Having a concerned, but objective, third party helps you stay focused on the issues most important to you when emotions threaten to sink an otherwise sound transaction.
7. Provide fair and ethical treatment. When you're interviewing agents, ask if they're a REALTOR®, a member of the National Association of REALTORS®. Every member must adhere to the REALTOR® Code of Ethics, which is based on professionalism, serving the interests of clients, and protecting the public.

This year, Memorial Day is Monday, May 27, 2024, and is always the last Monday of May. The day of remembrance for fallen U.S. soldiers has been commemorated since the end of the Civil War but has only been a federal holiday since 1971.
