Things I’ve been sharing with my Austin clients who want to sell in 2026
The “take it or leave it” era is over; sellers are negotiating again. I’m seeing more repair credits, closing cost support, and flexible timelines to get deals done.
Not all homes are performing the same. Move-in-ready homes, well-priced listings under the median price point, and homes in established neighborhoods with character are getting the most attention right now.
Buyers have more options with inventory increasing across Austin, especially in the suburbs like Round Rock, Cedar Park, and Leander.
Home sales are expected to rebound this year as inventory grows and rates ease slightly.
