From the initial buyer consultation, where we reviewed what to expect throughout the process, to showings, to offer negotiations, to repair requests, to lending delays, their story had a little bit of everything.

One notable item came up while I was reviewing their survey.

Their survey had TWO building setback lines; one line was 25 ft from the front of the lot, the other was 40 ft from the front of the lot (which went directly through the front of the house).

After researching their exception documents on their Title Commitment I discovered that the 49 ft setback line was a maximum, not a minimum. So they were okay.

This is but one example of a little detail that has the potential be devastating for homeowners if it isn’t caught by the buyer’s agent.
