Why do some ranch roads chip seal better than others?
Because timing, preparation, and weather matter more than most people realize. Chip seal performs best in warm, dry conditions—generally when temperatures are between 70° and 95°F. That allows the oil to bond properly and the rock to seat into the surface.
Too cold, too wet, or rushed prep can lead to loose rock, weak adhesion, and a shorter lifespan. A quality result doesn’t just come from the material—it comes from applying it in the right window.
