Marketing vs. Chemistry — How Did Resin Coatings Become the Default for Masonry?
The largest paint manufacturers in the U.S. report more than $40 billion in combined annual revenue. The majority of that revenue comes from acrylic, latex, and elastomeric systems.
Over time, those systems became the standard recommendation for brick and concrete — not necessarily because they were the only technical solution, but because they were the most widely marketed, distributed, and taught.
Meanwhile, mineral-based technologies like potassium silicate and lime coatings remain a small percentage of the shelf space and training conversation.
This isn’t an attack on painters or contractors. It’s an examination of how marketing budgets, publicly traded growth models, and contractor education shape market behavior.
In our latest article, we explore:
• How revenue scale influences product education
• How “breathable” is defined in marketing vs. mineral chemistry
• Why resin systems dominate masonry specifications
• What often gets left out of contractor training
If you work in coatings, restoration, masonry, or specification, this is worth the read.

🧱 Chicago Yellow Brick Ranch Transformation – Antique Beige Refresh
This Chicago-area ranch home featured classic yellow brick with a mix of shades and visible fading from years of weather exposure. The homeowner wanted a timeless, warm update while keeping the natural look of masonry intact.
Antique Beige by Mineral Stains was chosen for its soft, light tone that complements both older and newer masonry. The front façade and side elevations were carefully stained to modernize the home’s appearance while blending beautifully with the original stonework.
Before staining, the client completed masonry repairs and surface preparation, ensuring clean, absorbent brick ready for long-term mineral fusion. The result is a refreshed, natural-looking brick finish that feels both updated and authentic to the home’s character.

Chicago Property Transformation – Zurich White Finish
At Midwest Brick Stain, we were called to restore a Chicago property that had gone through years of patchwork repairs. Large portions of the brickwork were once covered in ivy, which we carefully removed through media blasting. Over time, sporadic tuck-pointing left the façade with an uneven appearance that didn’t match the rest of the home.
To start, we fully cleaned and stabilized all brick and mortar. Once the surface was prepped, we applied Eco-Prim, a breathable mineral primer that strengthens adhesion and prevents streaks. We followed this with our Sol-Silicate Masonry Stain in Zurich White, chosen to match the siding as closely as possible and create a unified exterior finish.
The Result
The transformation was striking. The original brick, once inconsistent and weathered, now carries a crisp, natural matte white tone that blends seamlessly with the siding. Our breathable system ensures that moisture can escape, preventing peeling or cracking, while UV-stable mineral pigments guarantee long-lasting color.
Why Homeowners Choose Midwest Brick Stain
Breathable Finish – 6x more breathable than latex or acrylic paints
UV Protected – Mineral pigments resist fading in harsh sunlight
Matte, Natural Look – Stain penetrates into the masonry rather than sitting on the surface
Eco-Friendly – Water-based and mineral-derived for safe, sustainable results
Durability – Potassium silicate ages slowly, standing up to UV and acid rain
Custom Color Matching – We tailor each project to achieve the closest possible match to siding or design accents
This project demonstrates how Midwest Brick Stain combines expert application with advanced mineral technology to restore, protect, and elevate masonry across Chicagoland.

Chicago Property Transformation – Custom Mountain Sage Match
This Chicago property underwent a major transformation with a second-story addition clad in Hardie Board finished in Mountain Sage. The homeowners wanted the existing brick to match the new siding as closely as possible. Although requests for this type of green shade are rare, Midwest Brick Stain developed a custom Sol-Silicate Masonry Stain that blended perfectly with the Hardie finish.
Color Matching & Design Harmony
The finished look was seamless — the green tone came out balanced, not overly dark or saturated, and was designed to age gracefully even as color trends change. The addition of new black Marvin windows and trim provided bold accents, while the masonry stain unified the old brick with the new siding and stone façade.
One key distinction is finish: Hardie Board has a sheen from its factory latex coating, while Midwest Brick Stain’s masonry stain penetrates into the brick with a natural matte appearance. Aside from this surface sheen, the color match was nearly identical, making the addition look like it had always been part of the home.
Benefits of Midwest Brick Stain Masonry Stains
Breathable – 6x more breathable than latex or acrylic paints, preventing peeling or trapped moisture
UV Protected – mineral pigments resist fading in harsh sunlight
Matte, Natural Finish – penetrates the masonry instead of sitting on the surface like paint
Eco-Friendly – water-based and mineral-derived, safe for long-term use
Long-Lasting – potassium silicate ages slowly, resisting breakdown from UV and acid rain
Custom Color Matching – tailored to replicate Hardie finishes, siding tones, or unique client requests
This project shows how Midwest Brick Stain’s application expertise can bridge old and new seamlessly, delivering not only aesthetic harmony but also durable, breathable protection for years to come.
Chicagoland Brick Stain Project – Mole Claro with Coffee Crisp Accents
Our team at Midwest Brick Stain completed a full exterior transformation using our new Mole Claro color with Coffee Crisp accents. This project demonstrates the flexibility of our Sol-Silicate Brick & Masonry Stain, which was applied not only to the home’s brick but also to the stucco — even over areas that had been previously painted. Unlike traditional stains or coatings, Sol-Silicate bonds directly to masonry and painted stucco, creating a permanent, breathable finish.
Chimney Rebuild & Crown Upgrade
The chimney had suffered from years of excess moisture damage. We set up scaffolding to remove the damaged brick, rebuilt the upper section, and installed a new concrete overhung crown for long-lasting protection. This new crown sheds water properly, reducing the risk of future cracking and leaks.
Why Choose Midwest Brick Stain?
Many companies will skip primer, we do not, each exterior project will have our Eco-Prim installed
6x more breathable than acrylic or latex coatings
Works on brick, stucco, and even previously painted surfaces
Custom color matching — Mole Claro was tailored to blend closely with the home’s siding
Mineral pigments are UV-stable for lasting, fade-resistant color
Eco-friendly, water-based, and built for preservation as well as aesthetics
By choosing Midwest Brick Stain, this Chicagoland homeowner not only achieved the updated look they wanted but also ensured their masonry will remain protected and breathable for decades.
