Floor Space Index (FSI), or Floor Area Ratio (FAR), is the maximum permissible built-up area allowed on a plot of land, calculated as the ratio of total floor area to the total plot area. Regulated by local authorities to manage urban density and infrastructure, a higher FSI permits denser construction (more, smaller units), while a lower FSI allows for more open space.
