From Cost to Value: The Business Case for Green Buildings

Sustainability is no longer just an environmental advocacy—it has become a business strategy. Across the global real estate and construction sector, forward-looking companies are recognizing that green buildings deliver measurable financial, operational, and reputational benefits.
Green certification provides the credibility that sustainability claims require. Through independent validation, organizations demonstrate that their buildings meet internationally recognized standards for energy efficiency, water conservation, and responsible material use. This validation transforms sustainability from an aspiration into verified performance.
One of the most practical frameworks available today is EDGE (Excellence in Design for Greater Efficiencies), developed by the International Finance Corporation, a member of the World Bank Group. EDGE focuses on three key performance areas—energy, water, and materials—and requires projects to achieve at least 20% efficiency savings compared to conventional buildings.
For developers and property owners, the benefits are clear:
• Lower operating costs through reduced energy and water consumption
• Stronger asset value and increased attractiveness to tenants and investors
• Improved ESG positioning, aligning with global sustainability standards
• Healthier and more productive spaces for occupants
• Future-ready buildings prepared for evolving environmental regulations
Perhaps most importantly, the certification process itself encourages better decision-making during the design and construction stages. By using performance modeling and independent verification, companies can integrate sustainability in a practical, cost-effective way.
Through the leadership of the Philippine Green Building Initiative as the national certification partner, the Philippines continues to see growing momentum in green development. More companies are realizing that efficient buildings are not just better for the environment—they are better for business.
The question is no longer whether buildings should be green, but how soon organizations will take the step toward certification.

What can architecture learn from the wisdom of the past?
Lasting resilience, climate responsiveness, resource efficiency, and a deep understanding of place were already embedded in our vernacular architecture long before terms like “net zero,” “embodied carbon,” and “sustainability” became part of professional discourse.
It was an honor for Ar. Freddy Bautista to speak at DIALOGO V3.0: “500 Years Ahead of Its Time – Sustainable Materials & Resilient Construction” held at the Lyceum of the Philippines University Cavite and organized by United Architects of the Philippines Student Auxiliary - LPU Cavite.
His talk explored how Filipino vernacular principles, local materials, embodied carbon awareness, and climate-responsive design can guide the next generation of architects toward a more regenerative and resilient future.
