The most expensive part of building a house is often the part people forget to budget for.

In reality, there are other costs that need to be considered.

1. Builder's Fee / Project Management (5% to 10%)
Someone needs to manage the project, monitor the work, control costs, and keep everything on schedule.

2. Design Fees (5% to 10%)
You cannot build without plans. Good plans help avoid mistakes, delays, and costly changes during construction.

3. Permits & Government Fees (1% to 3%)
These are required to make sure your project is legal, safe, and compliant with government requirements.

4. Contingency Fund (Around 5%)
Unexpected expenses can happen even in well-planned projects. It is wise to set aside a buffer.

5. Landscaping & Outdoor Works (5% to 10%)
A home is more than the structure itself. Gardens, driveways, fences, gates, and outdoor spaces are also part of the project.

6. Furniture & Appliances (10% to 20% or more)
Most construction budgets do not include furniture, appliances, curtains, and other furnishings. Depending on the level of finish, these costs can be substantial.

For a ₱10M project budget, the actual construction budget may only be around ₱6M to ₱8M after these costs are accounted for.
