Als jij woningeigenaar bent, is het je vast niet ontgaan dat er in 2024 veel is veranderd op het gebied van huurrecht. De wijzigingen betreffen in het bijzonder tijdelijke huurcontracten (contract type B). 𝐍𝐞𝐰 𝐇𝐨𝐮𝐬𝐢𝐧𝐠 𝐑𝐮𝐥𝐞𝐬 𝐢𝐧 𝐀𝐦𝐬𝐭𝐞𝐫𝐝𝐚𝐦

As of January 1st a few new rules will enter the Amsterdam housing market. Those rules will be updated in the city’s newest Accommodation Statute. Looking to buy, rent or rent out in the capital city? You might want to check out the new rules below!

𝐑𝐨𝐨𝐦 𝐫𝐞𝐧𝐭𝐚𝐥
Another increasing threat to the city’s housing market; investors buying houses, splitting those into smaller rooms and renting those out. With rising rental prices, they continue to cash-out on those structures. Currently Amsterdam counts 11.500 properties invested in and rented out, of which 80% were rented out illegally. Limits are now set on given rental licenses per block and per neighborhood; 25% per building and 5% per neighborhood

𝐏𝐫𝐢𝐨𝐫𝐢𝐭𝐲 𝐭𝐨 𝐜𝐞𝐫𝐭𝐚𝐢𝐧 𝐠𝐫𝐨𝐮𝐩𝐬
In 800 new housing association residences, priority will be given to young inhabitants of the city. Prior to this new rule, one’s current city of residence did not matter when it came to ones chances on a residence. As of January 1ste however, priority will be given to those born and raised in Amsterdam. Those youngsters do however have to have lived in Amsterdam for at least six years continuously out of the last ten. Are you not from Amsterdam and still hoping for a chance? Don’t worry! The municipality will set aside a quarter of the properties for lucky ‘lottery’ winners.
Next to youngsters, also teachers and nurses will receive priority for social housing properties and mid-priced rentals. They must however, have a permanent contract, have a declaration of their employer, and must not already have a residence within 20km of their workplace. For mid-priced rentals with three rooms or more, families will receive priority. Lastly, renters leaving social housing will also be given priority, to encourage movement in the housing system.

For those wondering how much more Airbnb can grow in the capital city; a ban will actually be placed to slow down it’s fast expansion. Airbnb’s will be prohibited in certain neighborhoods, when the city can prove the livability of the neighborhood is at risk. This does not only apply to Airbnb’s though. Also bed and breakfasts will have to comply to more, new rules.
