Red Copy Survey vs Normal Survey: A Lesson I Learned From an Old-Time Friend
Yesterday, a client asked me the difference between a normal survey and a red copy survey.
It immediately reminded me of an old-time friend of mine.
Years ago, he worked hard and saved consistently until he could finally afford land. He did what most buyers believe is “due diligence” met the family, paid, collected documents, and even received a survey plan.
Two years later, when he was ready to build, government officials showed up.
The land was under acquisition.
No refund. No negotiation. Just loss.
The painful truth?
He had a survey plan.
He just didn’t have the right one.
As a realtor, this is one mistake I see too often, so let me explain it clearly.
A normal survey plan is prepared by a licensed surveyor. It shows land size, coordinates, beacons, and location. It only answers the question: Where is the land?
A red copy survey is that same survey after it has been charted and confirmed at the Surveyor-General’s Office.
The red markings reveal the land’s legal status:
• No red — land is free
• Partial red — part of the land is under government acquisition
• Full red — land is fully acquired and unsafe
In simple terms:
Normal survey = location
Red copy survey = legality
This single difference is why many people lose their life savings buying land in Nigeria.
Before you pay for any land, always ask:
“Has this survey been charted, and does it have a red copy?”
That one question can save you millions and years of regret.
