I understood their perspective, but due diligence is a nuanced process that depends on various factors like location, property type, and title history.

Buying land in a local area with clean documentation is different from purchasing land in a city like Asaba with complex ownership and competing claims.

In some cases, ₦200k-₦300k may be enough, but not always. The real issue is that people are willing to risk millions without investing in proper protection.

They'll haggle over verification costs without considering the potential consequences of something going wrong. That's when the true cost becomes apparent.

Due diligence isn't just about the cost; it's about managing risk.
