Summer is the best time to bring a new rental property to market. But before you do, there are a few things every first-time landlord needs to get right.

Here's what to have in place before your first tenant moves in:

Gas Safety Certificate: annual, from a Gas Safe registered engineer

EICR: electrical check every 5 years, copy given to tenants

EPC: must be E-rated or above (ideally C if you want to future-proof)

Deposit protection: registered in a government scheme within 30 days

How to Rent guide: latest version issued to tenants at the start of every tenancy

Right to Rent check: ID verified for all adult occupants

Smoke and CO alarms: fitted and tested on day one

Renters' Rights Act compliance: understand your obligations as a landlord under the new law
