Would you rather?....
A property with a sea view or a mountain view?
Personally, we prefer a sea view. There's just something therapeutic about the ocean!
Fun fact - 20%-30% of homebuyers think a view is important when buying a property...

3 tips for successful property investing:
1) Conduct Thorough Research - Understand the market trends, property values, and economic indicators of the area you are interested in. Look for regions with potential for growth and development, and consider factors such as employment rates, infrastructure projects, and population growth.
2) Establish a Clear Budget and Financial Plan - Determine your budget by considering your current financial situation, potential income from the property, and future expenses such as maintenance and taxes. Additionally, explore different financing options and seek advice from financial experts if necessary to ensure you have a solid plan in place.
3) Diversify Your Portfolio - Don't put all your eggs in one basket by investing in a single property type or location. Consider spreading your investments across different types of real estate, such as residential, commercial, or industrial properties, and in various locations. This approach can help mitigate risks and increase your chances of achieving a balanced and profitable investment portfolio.

The best way to maximise return on your investment is to add value!
A lot of the properties we look at for investors require renovation, which, is sometimes quite substantial. Refurbishing a property or adding additional accommodation is the best way to increase the value of the property in the short term but can come with a lot of work!
If you want to add value but don't want the hassle of dealing with contractors or checking in on refurbishments on a property we source for you, we can act as a consultant on your behalf as part of our service and make sure the project goes smoothly and is ready for whichever exit strategy you have chosen, as quickly as possible!

Serviced accommodation refers to a type of short-term rental property that offers hotel-like amenities and services, but with the comfort and convenience of a home.
These properties cater to both business and leisure travellers, with high demand from the contracting sector to house employees during large construction projects.
On average, you might expect to pay anywhere from £80 to upwards of £150 per night for a serviced apartment in the larger towns an cities.
A standard 2 bedroom apartment in Perthshire for example could achieve a rent of £750pm* for a residential lease. The same apartment on full occupancy as serviced accommodation, could be charged out at an average of £3000pm*
Of course, there are licences to apply for and regulations to follow along with cleaning and managing bookings, but could serviced accommodation diversify your portfolio and provide a better return?...

Did you know, you don't need to have your own property portfolio to invest in property?
Not everyone will want to create wealth by holding a number of properties themselves for the long term.
You can still grow your investment without owning any properties and receive a monthly or annual fixed percentage return, being as involved or hands off as you want!

A question I get asked a lot is - how did I get into property?
I'd always had an interest in property, even at a really young age. When I thought about what I wanted when I 'grew up', it was never a brood of kids. I just wanted to buy a house and work in property.
I entered the property industry at 21 years old as a Property Assistant for a local solicitor firm and that's when my career as an Estate Agent started.
By the age of 23 I'd bought my first property and it wasn't one for the faint hearted. It needed a full refurb, burgundy bathroom suite and all! I loved doing it. I spent most evenings and weekends refurbishing the property - when most of my friends were out enjoying the nightlife on a Saturday night, I was at home with my tools, winging my way through tiling a bathroom or plastering a wall. I've no idea how I managed to afford it! But I did.
I went on to sell that property for a healthy profit and bought my next project. This time on a much larger scale. I went on to do the same with that one.
I still work in the property industry as an Estate Agent in a local firm to this day - I love what I do and it never feels like work. It also allows me to see what's happening in the market and gives me an early insight into market conditions.
I've set up Dow Property because I love the property industry. I love negotiating deals, I love taking a run down, dated property and turning it into a home and I want to build something to give me the freedom to live life on my terms. Cheesy I know! I'm just annoyed it's taken me till 40 to do it!
It's honestly true - if you love what you do, you'll never work a day in your life...

Is Buy-to-Let investment dead?
Investing in a Buy-to-Let property is still a proven and reliable way to get a good return on your investment. The key is to purchase well in an area popular with those looking to rent, with good yield to maximise your cashflow.
Below are the reasons we think Buy-to-Let is still a great way to invest:
* Steady stream of rental income, which can be a reliable source of cash flow.
* Property values tend to appreciate over time.
* It will diversify your portfolio, reducing risk by not putting all your financial eggs in one basket.
* Security and control over your investment.
* Initial outlays are lower than some other investment opportunities.
Are you currently getting monthly cashflow from money sitting in the bank?....
