Quick question for every property agency owner and branch manager reading this.

What they actually need right now in 2026.

Because I speak to candidates and clients across the property industry every single day and the pattern I keep seeing is the same. Agencies losing good young people and blaming the generation rather than asking the harder question.

Every conversation in lettings right now is about landlords leaving.
But whilst the industry is busy watching some landlords walk out of one door, it is almost completely ignoring the people quietly planning or thinking about walking in through the other.

A new generation of landlords is already here. Younger investors. Limited company buyers. Business owners using property as a tax efficient vehicle. They are researching on Google, asking ChatGPT and watching YouTube looking for someone they can trust.

And most letting agencies are nowhere to be found in that conversation.

I wrote about this because I think it is one of the biggest missed opportunities in lettings right now. And yes, my 21 year old son saving for his first buy to let is partly what inspired it 😊

While letting agents count the landlords leaving, the next generation of investors are already looking for someone to trust. The lettings industry is so focused on the exodus that it is missing the opportunity metaphorically walking in through the other door. Every conversation in lettings right now seems to be about the same thing.

If your agency is struggling to attract or retain good people right now, this might be worth a read.

I ran a poll a little while back and the result has stayed with me.
64% of property professionals said strong basic plus structured bonus is the right model for attracting and retaining talent.
Only 9% backed the traditional low basic high commission structure.

And yet most agencies are still advertising roles the same way they always have.
