How to throw $50,000 into the dumpster!

One of our contractor friends had shared a story with us. His clients had bought an old house in Forest Hill with the intent to demolish it and build a brand new home.

New owners wanted him to build that new house for them. So he drove from Oshawa to take a look at the site.

The existing two-storey 3,500 square feet house is old and outdated but was renovated before the sale.

Previous owners thought spending money on renovation would produce a better price.

They were wrong!

Whoever was going to buy their old house was likely to demolish it. The land under that house was worse than the building, and no one paying that much in would live with the '70s decore.

But they spent more than $50,000 to renovate it anyways.

It was not a complete renovation, more like a quick sloppy do-over. The house is a patchwork of old 70's style finishes and brand-new expensive materials.

My friend estimates that old owners must have dished out at least $25,000 for the kitchen reno alone. Worse yet, they got ripped off!

The contractor put $800 toilet bowls in the bathroom. Why? Because they could charge $400 for installation. The same goes for a $3,000 marble countertop for the basement kitchen.

Now, all these expensive materials are on their way to the dump.

Could this have been avoided?

Yes, renovating before the sale is not worth it!

Unless you know what you're doing, have all the tools, crew and a good discount with suppliers, renovating before the sale is rarely a good idea.

Want to make more money selling an old home? Don't Renovate!!!

We all heard this before: You have to spend money to make money.
That doesn't work when you're selling an old house. Here is why!

To sell a house for a better price, it needs to show well.
It's true; cosmetic Renovation and staging are relatively inexpensive ways to raise home value. However, this works well for newer homes in good condition.

For older, outdated homes, cosmetic Renovation is money thrown away.
Unless you're a professional flipper with a trusted crew of contractors, a solid plan and a supply of cheaper materials, you're going to lose money.

Experts at remodelling magazine agree homeowners rarely make their investment back after the sale. A recent 2020 report shows that homeowners are likely to only make 54% to 70% of their money back on most popular renovation projects.

Many home sellers do not have money for a premium renovation. They have to borrow money to renovate. Usually, that means they get the cheapest labour and materials or try to do the Renovation by themselves.
