This is my house.

We listed it in the end of May 2023 for over $1M. Staged it myself (obviously). Got views. Got showings. But no offer we wanted to accept.

So we pulled it. Regrouped. And asked ourselves the hard questions.

September 2024: Relisted at $850K. Same staging. Different market. Different price.

Result? Multiple showings. An offer we accepted.

Here’s what I learned from selling my own home:

Staging can’t fix an overpriced listing. It can’t force buyers who aren’t there. It can’t manufacture offers in a slow market.

But here’s what it CAN do:

When the price is right and the market is ready, staging makes sure your home converts interest into action.

Views into showings. Showings into offers.

That’s the role of staging—not magic, but strategic presentation that works when conditions align.

⏳ How long does staging take after the consultation?

It depends on a few factors—your timeline, how ready the property is, and when you need it listed.

On average? 1 to 2 weeks from consultation to fully staged and photo-ready.

Here’s what affects the timeline:

Faster turnarounds (3-5 days):

- Property is empty and clean
- You have flexible scheduling
- Standard inventory needs

Standard timeline (1-2 weeks):

- Occupied homes needing prep
- Custom furniture sourcing
- Coordinating with homeowner schedules

Longer projects (2-3 weeks):

- Large homes with complex layouts
- Significant decluttering needed
- Peak season scheduling

My approach is always about making the process smooth and predictable. You shouldn’t have to chase me down or wonder what’s happening next.
