埃德蒙顿 3 月房市:回暖延续,市场出现结构
很多人最近在问:市场是不是开始回暖了?
从3月数据来看,答案是:确实在回暖,但还没有回到去年的热度。
库存月数(MOI)连续三个月下降:
1月4.5 → 2月3.6 → 3月3.3
MOI代表按当前销售速度,市场房源需要多少个月被消化。一般来说:
0–4个月为卖方市场,4–6个月为平衡市场,6个月以上为买方市场。

目前3.3仍属于卖方市场,但已经接近4的分界线,属于节奏较慢、相对温和的卖方市场。相比过去两年约2.0的水平,市场明显更加理性。

与去年同期相比差距仍然存在:2025年3月MOI为2.0,而今年为3.3,说明市场虽在恢复,但整体活跃度仍偏低。
价格方面,不同房型开始出现差异:

独立屋(Detached)从2月的512k上涨至3月的520k,已经接近去年较高水平。这在一定程度上说明,市场的主要需求仍然集中在主流产品上。
相比之下,半独立式住宅(Semi-Detached)从445k回落至419k,这也反映出,2月份的明显上涨更可能是短期波动,而未必代表稳定趋势。
联排别墅(Townhouse)小幅上涨至306k,整体表现相对稳定;公寓(Condo)基本维持在190k–192k区间,变化不大。
市场不再是统一走势,而是不同房型表现逐渐出现差异。

从当前数据来看,独立屋相对更强,联排较为稳定,公寓偏弱,半独立波动相对较大。这在一定程度上意味着,市场可能正在从“整体行情”逐步转向更具结构性的阶段。
整体来看,当前市场可以这样理解:
春季行情正在启动,但整体强度仍不及去年。
市场环境相比过去两年更加理性:买家拥有更多选择和谈判空间,卖家则需要更加注重定价和策略。

对于卖家来说,春季通常是全年较为活跃的挂牌窗口期。如果有出售计划,可以考虑尽早挂牌,以更好地把握春季市场的成交节奏。
对于买家来说,当前市场压力有所缓解,选择空间增加。但如果遇到真正符合自身需求的房源,仍然不建议长时间犹豫。
总结来看:
3月市场最大的变化,不仅体现在价格上,更体现在市场结构的变化上。
市场正在回暖,但整体仍处于一个更加理性、逐步分化的发展阶段。

June Market Update: Is Edmonton’s Housing Market Starting to Turn?
📊 New Listings vs Sales Volume
In June, there were 3,064 new listings — a 9.6% drop compared to May, but an 18.9% increase year-over-year.
Sales reached 1,974 units, down 4.1% from the previous month but still up 2.2% compared to June last year.
🧮 Inventory & MOI (Months of Inventory)
👉 Current inventory: 5,026 homes — higher than 4,236 at the same time last year and breaking the psychological threshold of 5,000.
👉 MOI sits at 2.5 (up from 2.3 last month). While it’s still a seller’s market, it’s gradually shifting toward a buyer’s market.
📌 What is MOI?
MOI stands for Months of Inventory — how many months it would take to sell all current listings at the current pace.
The lower the number, the hotter the market. A MOI between 2 and 4 is typically a seller’s market; over 6 indicates a buyer’s market.
🏠 Home Price Trends
•Detached Homes: Median price at $515K, returning to January levels
•Semi-Detached Homes: Relatively stable at $433K
•Townhomes/Rowhouses: Holding steady at $300K
•Condos: Consistent around $195K
📉 Market Trend
Edmonton’s real estate market usually peaks from March to June, then cools in July and August.
This year’s peak appears to have ended earlier than usual, and the slowdown is expected to continue. A “second wave” is unlikely.
💡 For Buyers:
Less competition and more inventory mean now is a good time to take your time and find the right home.
💡 For Sellers:
It’s still a seller’s market, but not as hot as last year. Prices are facing downward pressure and homes are taking longer to sell.
👉 If you’re thinking of selling, it’s wise to list before winter while some momentum still remains.
