🚨 Airbnb just made a major change — and if you haven’t acted yet, you’re about to lose a lot of money.

As of today (October 27), Airbnb has switched to a single 15.5% host fee for anyone using property management or channel management software (PMS).

They’ve scrapped the old 3% split-fee model, hidden guest fees, and dumped the full cost on hosts.

If you don’t update your rates, your payouts on new bookings will drop immediately.

👉 Here’s what to do right now:

1️⃣ In your PMS, add a channel-specific rate adjustment for Airbnb (apply to rates + surcharges).

2️⃣ Log in to Airbnb and opt in to the Single Fee model.

Do this today — it only takes a few minutes, and it’ll stop your Airbnb payouts from taking a hit.

But here’s the bigger picture…

This change isn’t just about updating rates.
It’s a wake-up call that platforms can change the rules anytime — and your profit goes with it.

👉 Because in addition to host fee hikes, you know what’s also really hard?
– When Airbnb refunds your guest without asking.
– When one 4-star review tanks your ranking.
– When your entire vacation rental business depends on rules you don’t control.

But here’s the good news — you don’t have to play their game.

Picture this instead:
✨ You’re taking direct bookings and keeping more profit
✨ You’ve got a marketing plan that drives repeat stays month after month
✨ You’re following a proven roadmap— each step done with you, so you never have to figure it out alone.

That’s exactly what we do inside Next Level Host — the step-by-step program to help you break free from platform dependence and build a more profitable business - your way.

👀 Imagine waking up tomorrow and Airbnb no longer exists.

Would your bookings dry up or continue to flow in through other channels?

Here’s the truth ⬇️
Too many hosts are building their entire business on one platform, one algorithm, one set of rules. And that’s risky.

The hosts who actually thrive? They run their rentals like a business:
✔️ Pricing systems that maximize revenue
✔️ Messaging that turns guests into repeat guests
✔️ Direct booking strategies that keep profits in their pocket

That’s exactly what we do inside Next Level Host—

👉 If you’re ready to build a business that doesn’t depend on Airbnb, DM me and let's get the conversation going.

👏 Oh yeah… giving myself a round of applause because I bring in 50% direct bookings.
That means:

✨ My calendar isn’t just at the mercy of Airbnb.
✨ I keep more profit in my pocket instead of handing over a cut every time a guest books.
✨ I can drive repeat stays and fill gaps on my own terms.
✨ And I don’t panic every time Airbnb changes the rules.

Here’s the thing — I didn’t “get lucky.” I didn’t have some secret advantage. I just stopped running an “Airbnb” and started building a real vacation rental business.

Most hosts think direct bookings are going to be too hard, overwhelming, or “too techy.”

But let’s be real about what’s actually hard:
❌ When Airbnb refunds your guest.
❌ When one 4-star review tanks your rankings.
❌ When your entire vacation rental business depends on rules you don’t control.
Dramatic? Maybe.

True? Absolutely — especially when you’re 100% reliant on Airbnb.
Now imagine this: next season, instead of holding your breath waiting for Airbnb to rank your listing, you’ve got direct bookings flowing in, repeat guests coming back, and the confidence that your business is growing because of you, not because of some algorithm.

That’s what happens when you decide you’re done letting one platform call the shots — and you start building a business that’s profitable and more independent. And I bet that doesn’t sound “too hard.” 😉
