Most disputes between owners, builders and floor contractors come from the same place — confusing natural timber behaviour with a workmanship fault.
Per the Australian Timber Flooring Association, here’s what’s actually normal:
✓ Average 0.75mm gap across an 80mm board in dry conditions
✓ Light squeaking, especially in dry weather
✓ Fine swirl marks visible only under downlights
✓ Slight cupping in sun-exposed areas
What’s NOT normal — and what we’d actually need to fix:
✗ Persistent squeaking in main walkways
✗ Coating delamination
✗ Peaking, tenting, or buckling
✗ Wide irregular gaps from edge-bonding
