You don’t get to look under the subfloor when you walk through a property. Most buyers never even think about it. But it’s one of the things we always check, and one of the most telling.
I got under this house and found the bath waste pipe wasn’t connected to anything. Every time that bath drained, the water was running straight out onto the ground under the home.
Left like that, it’s a real problem. Constant moisture under a house is exactly the kind of damp, timber-friendly environment termites look for. And no one standing in that bathroom would ever have known.
This is why it matters who you book. An inspection is only as good as the places your inspector is willing to go. I get under the house, into the roof, through the spaces you can’t see, because that’s where the real story of a home usually is.

If you've recently built or bought a new home in Victoria, there's a change worth understanding.
From 1 July, building work carries stronger protections. If your builder leaves defects behind, the regulator can now step in after you've moved in and order them to be fixed. This is aimed at new builds and renovations, where a builder is still on the hook for the work.
It's a good change. Moving in is usually when problems surface, and now there's a clearer path to have them sorted.
The practical part is this. To get a defect fixed, you need to know it's there and have it documented properly. That's what a detailed inspection gives you, a clear record of every issue to work from.

Before I became a building inspector, I was a carpenter.
Nearly 20 years on site. Frames, roofs, subfloors, wet areas, all of it. The kind of work that becomes someone’s home.
That time gave me something hard to replicate. An understanding of how buildings go together, how they age, and where to look when things start to wear.
It’s what I bring to every pre-purchase building & pest inspection and new build inspection. For you, that’s the difference between a guess and a read.

We’ve just walked in the door, picked up our boys from daycare, and given them our medals. And I (Sarah) completely bawled my eyes out.
Today we took part in the 777, walking our leg to support the work they do protecting kids from sexual abuse.
Today was confronting. It puts a lump in your throat. It makes you feel sick. We’re fortunate not to have been impacted ourselves, but so many people there today have been, as well as people we love.
So when we picked up our boys this afternoon, it all hit at once. This overwhelming feeling that we would do anything to protect them.
And we mean anything. Even sharing something this personal here, in front of everyone who follows us. Because this is who we actually are, in life and in business.
We did this for our babies. And for our family and friends who are victim-survivors of child sexual abuse.
Thank you to everyone who donated today. It means the world. 💜
Deteriorated silicone. Worn out grout. And behind it all, a waterproofing membrane that had already failed, if one was ever there to begin with.
Small things on the surface. Underneath, water was making its way into the subfloor, the chipboard, and the tile underlay.
Left alone, this is a costly fix. Not a quick reseal, a proper repair job.
