Westbury Terrace is at lock-up stage, with scaffold coming down shortly.
Before plaster goes on, there's a full QA check that needs to happen. Electrical, plumbing, heating, cooling, feature fireplace, audio visual: everything needs to be signed off first. Ceiling battens and insulation go in, then a final check before any plastering begins.
One of the most important things at this stage is confirming joinery locations. Every bowl, basin and water point needs to be in exactly the right spot. Once the plaster goes up, that's it.
Get it right now, and everything that follows is cleaner.

What do people copy from display homes that usually does not make sense in real life?
A lot of people get caught up in everything around the home rather than the home itself. The furniture, styling, floating desks, window furnishings and all the finishing touches create a certain feeling, but most of those things are not actually part of the build.
If you stripped everything out and walked through the same home during construction or even just after handover, you’d get a very different perspective. Great design starts with the layout, structure and functionality first. Everything else comes later.
Back at our Bell Park project, and as with many established sites, there’s a lot happening before construction even begins.
Working in existing areas means communication becomes a big part of the process. Liaising with neighbours, demolition contractors and everyone involved helps keep things running smoothly and ensures works are carried out the right way from day one.
Demolition can also uncover a few surprises. In this case, hidden asbestos was discovered beneath the home and safely managed by the demolition team. These are the unknowns that can come with established sites, and it’s all part of adapting and keeping the project moving forward.

Throwback to one of our Lara projects.
This bold development introduced five architecturally designed double storey townhouses, bringing a contemporary approach to modern living. With sleek skillion roofs, reverse living layouts and a striking façade, this project was designed to maximise light, space and functionality while creating a strong architectural presence.
Each residence featured two bedrooms, two bathrooms and a secure garage, with the main living areas positioned upstairs to take advantage of natural light and outlook. High raked ceilings, expansive glazing, double glazing and solar integration all played a role in creating homes that not only looked great but also focused on comfort and long term performance.
Projects like this are a reminder that great outcomes come from balancing design, practicality and smart planning from day one. Proud to look back on another build2grow project that pushed the boundaries and delivered something a little different.
Back at our Bell Park project, where there’s more happening on site than just construction.
As part of this project, a tree protection management plan is in place to ensure existing trees are properly managed and protected throughout the build. That process starts early, with arborists involved during planning to map root zones and guide how works are carried out around sensitive areas.
Certain parts of the site become strict no go zones, and any work around tree roots is carefully managed on site. It’s all about protecting the health of the tree and making sure it remains in the same condition when we leave as when we first arrived.

A few things we have noticed lately from talking with people thinking about building or investing in 2026.
Start with the why, not the where. A lot of buyers come in already locked into a suburb or floor plan. The best conversations actually start one step earlier. Is this your forever home, an investment, a project to sell on, or something for the kids one day? That answer changes everything that comes after.
Build quality matters more than ever. With so many builder collapses in the news over the past few years, buyers are rightly asking harder questions. Financial stability, clear fixed-price contracts, and what is actually included in the price now carry just as much weight as the build itself. The cheapest quote is almost never the best one.
Location still does the heavy lifting. Property growth in 2026 is not spread evenly. Some pockets are climbing well, others are flat. Things like good schools, transport, lifestyle, and local employment continue to make the biggest difference to long-term value.
Plan for time, not just budget. Build timelines across Australia have stretched in recent years. Going in with realistic expectations from day one makes the whole process less stressful and helps avoid surprises along the way.
Ask the harder questions early. What is included. What is not. Who handles variations. What happens if things are delayed. A good builder welcomes these questions because it sets the project up properly from the start.
At build2grow, the clients who have the best experience are not always the ones with the biggest budgets. They are the ones who slow down at the start, ask the right questions, and choose a builder who genuinely wants to do the job well.
In a fast moving market, the smartest move is often to pause and think clearly.
Things are about to move pretty quickly at the Western Beach Road project.
It might not look like much right now, but over the next few weeks there’s going to be a lot happening on site. Walls will start going up, the infill slab will take shape, and the project will really begin to come to life.
The early stages of a build can sometimes be hard to picture, but this is where the groundwork is done properly.
We’re excited to see this one start taking shape.
Here we are in Bell Park at our new dual occupancy project, where two townhouses will soon start taking shape.
Demolition has now been completed, which means we can shift our focus to getting the site ready for construction. A lot of the work at this stage happens behind the scenes, with planning, services and site preparation all needing to be lined up before things move on site.
Power, water and stormwater works are already being organised, with site works not far away. Once those pieces are in place, we’ll be ready to get things moving and start bringing this project to life.
