After several weeks working with architects, town planners and builders, we have now finalised the project design.
Although this takes some time , it is so important to ensure the project is as cost effective as possible AND what the target market wants to purchase.
Landscape Plan, External Renders and Planning Report are being finalized and then we are ready for submission to council.

Settlement Complete and another site secured.
Contracts were signed late last year for this off market deal, giving us a head start on the DA.
This project will consist of 4 double storey townhouses and is located in Melbourne’s East.
Site & Re-establishment Surveys completed
Arborist Report completed
Concept Plans completed
Detailed Development plans for Council Submission ( Due next week )
We look forward to providing updates on this project as we progress.

How much is it going to cost to build ?
Here is why a great ‘A-Team’ is so important
• Had a site suitable for a 4 townhouse project come up for sale.
• Our Town Planner gave us the plans they had just submitted for a 4 townhouse development on the site next door.
• Asked our builders to estimate based on these plans.
• Took the average of all their prices.
• Our architect worked out where cost savings could be made
• Now we had our construction estimate for our feasibility.
This gave us the confidence to bid for the property.

Here is a great service we have used that can save you money. This is a 1:1 scale projection allowing you to walk around the layout and look for any issues.
In this instance we noticed the internal wall at the entry was impeding the view into the living area once inside. This made it feel very small and enclosed. You can see how we moved the wall to see the change to the open space feel.
The money saver in this instance was the study window. The original window size was to be 300mm lower that what you see in the last photo to the left of the front door. This would have meant the handrail post ( just below the window ) would have stopped the window from opening. Simple solution was to install a smaller window as shown.
Some services ( like this one ) even have the ability for you to drive your car onto the projected garage area. Great if you have two large cars and want to make sure they fit and can still open your doors!!
